For second homes, seasonal cabins, short-term rentals and owners who simply travel, Saw & Cedar provides scheduled property care: a real set of eyes on the property, documented with photos, followed by a plain-language report you can act on.
This is property care and maintenance — not property management. We do not manage tenants, collect rent, hold owner funds, or act as your agent.
What we do
- Scheduled interior and exterior condition inspections with photo documentation
- Routine maintenance: detectors, filters, doors, windows, visible plumbing
- Minor carpentry and repairs completed on the visit, within limits you set in advance
- Seasonal opening and closing of second and seasonal homes
- Storm and severe-weather checks with damage documentation
- Meeting and admitting contractors you have authorized
What we don't do
- Tenant placement, screening, leasing or rent collection
- Holding or disbursing owner funds
- Acting as your legal agent or representative
- Electrical, plumbing, HVAC or other licensed-trade work beyond what our license allows — we document it and coordinate a licensed provider
- Any additional work beyond the plan without your prior approval
How often we come out
Submitting a plan request is a request for a written proposal. It is not an agreement, and it does not authorize any work. Nothing is scheduled or performed until you review and sign a written agreement.
If you set a pre-approved spending limit, it applies only to small items found during a scheduled visit. It is never blanket authorization: anything outside it is documented and quoted first.
